How Often Should Your AC Be Serviced in the Texas Heat?

The short answer: once a year, every spring, before the heat arrives — plus a heating check in fall if you want the full system covered. But in North Texas, the why matters more than the rule, because our climate punishes skipped maintenance harder than almost anywhere in the country.
Why Texas is different
In Dallas-Fort Worth, air conditioners commonly run from April into October — a seven-month season with weeks of triple-digit highs. During a 105° afternoon, a typical residential system may run nearly continuously for hours. That duty cycle means parts wear faster, small problems escalate quicker, and a marginal system that would survive a mild summer elsewhere will fail here, usually on the hottest week of the year when every HVAC company in the metroplex is booked solid.
What a proper spring tune-up includes
- Cleaning the outdoor condenser coil (dust, cottonwood fluff, and grass clippings choke airflow)
- Checking refrigerant charge and testing for leaks
- Testing capacitors, contactors, and motor amp draws — the parts that fail in August heat
- Flushing the condensate drain line (the #1 cause of summer water-damage ceilings in DFW)
- Inspecting ductwork connections and airflow
- Verifying thermostat calibration and system performance
What it saves you
Breakdowns at the worst time. Most emergency calls we run in July and August trace back to a part that was already measurably weak in April. A capacitor reading low on a spring test costs little to replace proactively; the same part failing on a Friday evening in August means a hot night and an emergency call.
Energy costs. A dirty coil and a low refrigerant charge each force the system to run longer to do the same job. On a Texas summer bill, that adds up fast.
Your warranty. Most manufacturers require proof of annual professional maintenance to honor parts warranty claims. Skipping tune-ups can literally void your coverage.
What you can do yourself between visits
- Change the air filter every 30-60 days in summer (monthly if you have pets)
- Keep grass, shrubs, and fence panels at least two feet clear of the outdoor unit
- Rinse the outdoor coil gently with a hose a few times each summer
- Watch for warning signs: longer run times, warm spots, water around the indoor unit
When to schedule
Book your cooling tune-up in March or April, before the first heat wave — you'll get better scheduling flexibility and any problems found can be fixed before the system is needed daily. If you also heat with a furnace or heat pump, add a fall check in October.
